Flood history changes what an assessment looks for
Remediation is not permit-heavy, so the value of the flood map here is historical. A parcel inside a mapped zone, or with a record of previous intrusion, changes what an assessment should search for — contamination inside wall cavities from an earlier event rather than only the growth that is visible now. On the peninsula, ambient humidity is a second and constant source unrelated to any flood.

Citywide mapping cannot tell you whether your property has actually taken water, what is inside the cavity, or what is keeping material damp today. Establish history with the city and the current source with an assessor who does not also sell the removal.
